Return to Base

Returning to Base is essentially returning a previously used and fully fit-out office space back to a blank canvas. It can be done for a number of reasons; Sometimes a tenant is leaving and they need to adhere to a return to base clause in contract to ‘make good’ or reinstate it to the way it was prior to the lease. Other times a landlord will want to refresh and divide up the space for more opportunities.
Stripping a space back to its bare minimum and then returning it to a version of ‘neutral’, and creating a blank space for new tenants will require various trades professionals to complete. Whatever the job, it is essential to have a licensed electrician on-hand.
Stripping Out
- We will strip out non-essential powerpoints, switches, data and lighting to their bare minimum. Everything that is no longer required will go.
- Base build powerpoints will be maintained.
- We also have the means to recycle anything that can be reused.
Make Safe
- It’s our job to make sure that the demolition team are not exposed to live wiring as they complete the demolition
- It’s important that the demolition team have access to safe power for the remainder of their work. We make sure that any amenities that are required for the demolition remain operational and safe
- .All existing wiring will be made safe for workers in the space, as well as for the new tenants.
Return to Base
- For old buildings, occasionally it will be essential to upgrade the switchboard to new regulations.
- We will ensure the building is up to the latest safety standards, which may involve the replacement of new lighting technology and replacement of new safe wiring.
- We will follow any plans to install new LED lighting and downlights, emergency lighting and exit signs. We can also install fire safety mechanisms.
- A Certificate of Electrical Safety is always provided, ensuring that everyone has complied with their obligations to commission safe electrical works.
